What it means if you are selling

  • Homes sold for 100.1% of list price on average in September, essentially at list. Redfin reports that the most in-demand homes sell about 3% above list and go pending in around 22 days, so pricing and preparation still drive results.
  • Price per square foot fell 5.4% while the median sale price rose 3.4%. Those opposite moves may reflect differences in the homes that sold, so rely on nearby, similar-sized comparable sales rather than citywide averages.
  • Zillow’s typical home value, a separate estimate rather than a sale price, is $835,380, up 0.7% over the past year. Taken together, the figures point to a stable market rather than a fast-rising one.

What it means if you are buying

  • Well-priced homes in good condition can still draw multiple offers, so know your limit before you bid.
  • Homes that have been listed for several weeks may have more room to negotiate.

Mortgage rates this month

Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.40% for the week of October 15, 2026, unchanged from the week before and up from 6.27% a year earlier. On an $800,000 loan, that is roughly $5,539 a month in principal and interest, about $603 more than at last year’s rate. Higher payments may reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)

Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
