The numbers
Sources: Redfin Walnut housing market (sale prices and sales pace, all home types, MLS and public-record data) and Zillow Walnut home values (typical home value estimate, not a sale price), retrieved October 12, 2026.
What it means if you are selling
- The median sale price was about $1.28 million, up 4.8% from a year earlier, while price per square foot slipped 1.6%. When those two move in opposite directions, it may reflect the mix of homes that sold rather than a change in what any one home is worth.
- Zillow’s typical home value, a separate estimate rather than a sale price, is $1,169,265, up 2.0% over the past year. Price from nearby comparable sales, not from the citywide headline number.
- Redfin reports that typical homes are selling about 1% below list price and going pending in around 38 days, while the most in-demand homes sell about 2% above list in around 20 days. Pricing and presentation from day one decide which group a home lands in.
What it means if you are buying
- With homes taking longer to sell than in late summer, buyers may find more room to negotiate on homes that have been listed for several weeks.
- Move-in-ready homes still draw quick interest, so have financing fully approved before you tour.
Mortgage rates this month
Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.40% for the week of October 15, 2026, unchanged from the week before and up from 6.27% a year earlier. On an $800,000 loan, that is roughly $5,539 a month in principal and interest, about $603 more than at last year’s rate. Higher payments may reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)
Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
