What it means if you are selling

  • The 15.3% rise in the median sale price is far larger than the change in price per square foot (down 2.0%) or in Zillow’s typical home value (up 1.3%, to $1,003,951). That gap suggests the mix of homes that sold may have shifted toward larger or higher-priced homes. It does not mean a typical home gained 15%.
  • Redfin reports that typical homes are selling about 2% below list price and going pending in around 60 days, while the best-positioned homes sell around list price in about 36 days. An accurate first price matters more than aiming high.
  • Diamond Bar is split between the Walnut Valley and Pomona Unified school districts, so comparable sales should come from the same side of the boundary.

What it means if you are buying

  • Longer days on market and fewer sales than a year ago may give buyers more room to negotiate, especially on homes listed for several weeks.
  • Confirm the school district for each specific address; it can differ within the same neighborhood.

Mortgage rates this month

Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.40% for the week of October 15, 2026, unchanged from the week before and up from 6.27% a year earlier. On an $800,000 loan, that is roughly $5,539 a month in principal and interest, about $603 more than at last year’s rate. Higher payments may reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)

Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
