What it means if you are selling

  • Just over half of homes sold above list price, while a quarter of listings had a price drop, up 3.0 points from a year earlier. Getting the first list price right matters more than usual.
  • Price per square foot fell 5.3% while the median sale price rose 2.1%. Those opposite moves mean you should rely on nearby, similar-sized comparable sales, not citywide averages.
  • Zillow’s typical home value is $835,555, up 0.9% over the past year. Expect a stable market, not a fast-rising one.

What it means if you are buying

  • With 25.4% of listings reducing their price, buyers have more room to negotiate on homes that have been listed for a while.
  • Homes that are priced well and in good condition still draw multiple offers, so know your limit before you bid.

Mortgage rates this month

Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.03% for the week of September 24, 2026, up from 6.95% the week before and 6.30% a year earlier. On an $800,000 loan, that is roughly $5,339 a month in principal and interest, about $387 more than at last year’s rate. Higher payments reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)

Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
