The numbers

What it means if you are selling
- Buyers are acting quickly. A well-prepared, correctly priced Walnut home can expect serious activity in its first few weeks.
- The 9.4% rise in the median sale price is partly about which homes sold, not only rising values. Zillow’s typical-value estimate rose a more modest 1.8%. Price from nearby comparable sales, not from the citywide headline number.
- Redfin reports that typical homes are selling about 1% below list price, while the most in-demand homes are selling about 2% above list. Condition and presentation still make the difference.
What it means if you are buying
- Expect competition for move-in-ready homes, and have financing fully approved before you tour.
- Homes that sit beyond the first few weeks may have more room to negotiate.
Mortgage rates this month
Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.03% for the week of September 24, 2026, up from 6.95% the week before and 6.30% a year earlier. On an $800,000 loan, that is roughly $5,339 a month in principal and interest, about $387 more than at last year’s rate. Higher payments reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)
Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
