The numbers
Sources: Redfin Diamond Bar housing market (all home types, MLS and public-record data) and Zillow Diamond Bar home values, retrieved September 26, 2026.
What it means if you are selling
- The median sale price rose 9.6%, but price per square foot rose only 1.5%, and Zillow’s typical value rose 1.2%. That suggests larger or higher-end homes made up more of recent sales. It does not mean every home gained nearly 10%.
- Redfin reports that typical homes are selling about 2% below list price, while the best-positioned homes are selling about 1% above list. Pricing accurately from the start matters more than aiming high.
- Diamond Bar is split between the Walnut Valley and Pomona Unified school districts, so comparable sales should come from the same side of the boundary.
What it means if you are buying
- A somewhat competitive market gives buyers more room to negotiate on homes that have been listed longer.
- Confirm the school district for each specific address; it can differ within the same neighborhood.
Mortgage rates this month
Freddie Mac’s weekly survey put the average 30-year fixed mortgage rate at 7.03% for the week of September 24, 2026, up from 6.95% the week before and 6.30% a year earlier. On an $800,000 loan, that is roughly $5,339 a month in principal and interest, about $387 more than at last year’s rate. Higher payments reduce how much some buyers can afford, which is another reason accurate pricing matters for sellers right now. (Freddie Mac PMMS)
Citywide figures combine very different homes and neighborhoods. What your home could sell for depends on its size, condition, location, school district and the homes competing with it right now.
